1. No smoking (including tobacco, weed, cigars, vaping, etc.) anywhere in the condo, in the parking area, by the pool, or on the deck. This is a strictly non-smoking facility and HOA policy.
2. No feeding the seagulls and no grilling inside the unit or in the parking area.
3. When not in use turn off the A/C, ceiling fans, lights, TVs, etc.
4. Maximum occupancy 2 people. No pets.
5. Only Cars, SUVs and pickup trucks allowed in the parking area. No vehicles larger than a panel truck (including no mobile homes, recreational vehicles, boats, or boat trailers).
6. Parking is permitted only in the parking spaces associated with the unit rented. No exceptions.
7. Trash, garbage, or other waste shall be kept in designated sanitary containers.
8. When using the communal laundry rooms, do not leave laundry unattended in the washer or dryer.
9. There are to be no clothes, sheets, blankets, or laundry to be hung or displayed on the balconies, decks, railings, outside of windows or placed on the outside windowsills, or walls.
10. No exterior loudspeakers other than as contained in portable radios or TV sets shall be permitted.
11. No obnoxious or offensive activity shall be carried on, in, or upon the common areas* or in any unit nor shall anything be done therein either willfully or negligently which may be or become an annoyance or nuisance to other residents of the condominium.
12. No immoral or unlawful use shall be made of any unit; and all laws, zoning ordinances and regulations of all governmental bodies having jurisdiction there over shall be observed.
13. The common areas* shall be used only for the furnishing of the services and facilities for which they are reasonably intended and suited and which are incident to the use and occupancy of the units.
a. No playing in the causeways, stairwells or parking area.
b. Rinse and dry off at the outdoor shower completely prior to entering the unit, vestibule or elevator.
c. No throwing of rocks, debris, or any matter in the common areas*.
14. No bicycles, baby carriages, wagons or similar non-motorized vehicles or toys, nor mopeds, motorcycles or similar motorized vehicles shall be parked or otherwise left unattended in any common area*, except that a licensed motorcycle may be parked in any marked parking space. There shall be no obstruction of the common areas* nor shall anything be stored in or upon the common areas*.
15. All personal beach gear, beach equipment cannot be left inside or outside the unit and must be stored in renter’s vehicle.
16. No renter shall burn, chop or cut anything on or above the common areas*.
17. Property should be left in the same condition as it was found.

AGE POLICY - We do not rent to young adults under the age of 25

RATES - Subject to change until reservation is confirmed and deposit paid.

We strongly encourage RENTERS to purchase Travel Insurance for their reservation. A "Cancel for any Reason" Travel Insurance Policy protects the RENTER'S investment in the event of unexpected and catastrophic events.

BOOKING PROCESS: 50% of the rental total is due with the fully signed lease to confirm booking. Reservations held for 7 days only awaiting your deposit. The remaining 50% rental balance, cleaning fee and security deposit are due 30 days before check-in. If booking within 30 days of arrival, entire total payable will need to be paid in full at time of signing the lease.
*Rentals longer than two (2) weeks will be charged an additional cleaning fee.
*Check return fee of $40.

CANCELLATIONS: Cancellations made at least 60 days prior to check-in will receive a full refund. Cancellations made at least 30 days prior to check-in will receive a refund of 50% of any payments made prior to cancellation. Within 14 days of check-in, will receive a 25% refund. NO refunds for cancellations made within 14 days of check-in. NO refunds will be provided for any early checkouts, no shows, change of dates or weather-related conditions.

*NOTE: NO daily maid service; the pool and laundry are community amenities and may be subject to closures depending on maintenance and availability.
