Policies

All cancellations must be submitted in writing by the RENTER no later than forty-five (45) days prior to the scheduled check-in date. Cancellations received after this period shall result in forfeiture of all payments made, and refunds are not guaranteed.



In the event of a cancellation by the RENTER prior to the check-in date, the OWNER shall make reasonable and good faith efforts to re-book the Rental Property for the same rental period. If the Rental Property is successfully re-booked for the same dates at an equal or greater rental rate, the RENTER shall be entitled to a refund of all amounts paid, less a fifteen percent (15%) service fee to cover administrative costs associated with re-listing and securing a replacement booking.



If the Rental Property is not re-booked, or is re-booked at a lesser rental rate, the RENTER shall not be entitled to any refund, in whole or in part.



The RENTER acknowledges and agrees that travel insurance is strongly recommended. The OWNER shall not be responsible for providing refunds due to circumstances beyond their control, including, but not limited to, illness, weather conditions, travel delays, or other unforeseen events. A “Cancel for Any Reason” travel insurance policy is recommended to protect the RENTER’S financial investment.
AGE REQUIREMENT POLICY

The primary RENTER must be at least twenty-five (25) years of age at the time of booking and must occupy the Rental Property for the entire duration of the stay.

Rentals to groups of individuals under the age of twenty-five (25) are strictly prohibited. The Rental Property shall not be used for “young adult,” “student,” or similar group gatherings where the majority of occupants are under twenty-five (25) years of age.

Families with children are permitted, provided that at least one responsible adult, age twenty-five (25) or older, is present at the Property at all times during the rental period and assumes full responsibility for all occupants and guests.

The RENTER agrees to ensure that all occupants comply with this policy and all other terms of this Agreement.

Valid government-issued identification may be required at any time prior to or during the rental period to verify compliance.

Any misrepresentation of age or violation of this policy shall constitute a material breach of this Agreement and may result in immediate cancellation of the reservation, eviction without refund, forfeiture of all payments made, and potential additional fees or legal action.
